what the hecky is going on

We submitted the offer to the farm house mid day friday and set an expiration date of sunday at 5pm. pretty normal stuff.

well 5pm yesterday rolls around and we've heard nothing. text our realtor and she called the selling realtor and he hasn't even talked to the seller. suddenly he can't get ahold of the seller, she doesn't even have a smartphone and won't pick up. He was going to call her this morning at 9am, it's now after 1pm and we haven't heard anything.

we're mentally moving on, gonna try and see some houses hopefully this week. Ugh.

Yeah, something isn't adding up and we don't really know why the other buyer backed out, only what the selling agent said. Moving on.

Got an update already. Apparently the seller isn't happy that the other buyer's backed out. thirdhand, she was willing to work with the buyers on actual problems (mold) but not whatever changes the buyers wanted because it was unrelated to anything with the house. So seller is trying to keep the good faith money that the buyers put in escrow and is planning to talk to an attorney tomorrow about it.

F and I are not liking this to be honest. This is a lot of extra shenanigans when our offer is right there and our realtor thinks the attorney will tell the seller no. We're sleeping on it and waiting to see if the seller really talks to an attorney tomorrow. Our offer letter did expire so we aren't actually beholden to it anymore. We are getting a little nervous about this because if the seller is causing issues at the very first step of the process, then there might be issues for the next two (or more) months.

And I don't know if the seller thinks because the market is hot that she can do this sort of thing but we are the only offer right now and there aren't any showings lined back up yet. I also think people aren't settling for any house in our area. We saw a really cool old house that the sellers had done a beautiful job restoring but it was too close to the road for us and they already dropped the price on it because people aren't putting offers on it for various reasons.

Well, here's hoping the seller has a rush of sense to the head. (and that the inspectors, should it come to that, are positive.)

Yeah, it seems like the house passed inspection and so did the septic. The seller was willing to work with the previous buyers on the mold. And that the other buyers wanted to make changes unrelated to anything else and that's why they backed out because the town wouldn't let them. So in that case, the seller is entitled to the good faith money really. But this is all thirdhand and it's making me nervous, especially because we haven't been able to actually find out what's going on promptly.

Mold would worry me a lot.

Definitely agree with "there are gaps in my information" as a reason to be nervous!

Mold is only in the attic and it's something that the seller would either remediate before we close or give us money off the offer to handle the cost of. Not super worried about that to be honest. But yeah, we just don't know!
